  1. 01Step 01 of 05

    Tell Us About Your Project

Share the address, what you want to change or build, and any drawings or photos you already have. A short email or call is enough to start.

    You
Send the basics: location, goals, timeline, and any existing documents.
    We
Ask the follow-up questions that affect scope, cost, and approvals.
    You receive
A clear, shared understanding of what the project involves.
  2. 02Step 02 of 05

    Review Scope & Existing Documents

We review existing drawings, surveys, photos, and prior permits, identify which disciplines and approvals are likely to be needed, and send a written scope and fee proposal.

    You
Review the proposal and ask questions before anything is signed.
    We
Define deliverables, consultants, assumptions, and the schedule for our work.
    You receive
A written scope of work and fee proposal.
  3. 03Step 03 of 05

    Develop Drawings & Coordinate Design

We document existing conditions, develop the proposed drawings, and coordinate structural and MEP input. You review progress sets and we incorporate your comments.

    You
Make design decisions and review progress sets.
    We
Produce the drawings and manage input from each discipline.
    You receive
Progress drawing sets for your review.
  4. 04Step 04 of 05

    Engineering / Professional Review

Where the jurisdiction requires it, licensed architects and engineers design, review, and seal the applicable portions of the work. We integrate their input so the full set is consistent.

    You
Confirm final selections and approve the set for submission.
    We
Coordinate licensed review and resolve conflicts between disciplines.
    You receive
A coordinated set, reviewed and sealed where required.
  5. 05Step 05 of 05

    Permit Submission & Project Delivery

We assemble and coordinate the permit submission, respond to plan-review comments, and deliver final drawings for construction, with as-builts when the project needs them.

    You
Sign applications and pay jurisdiction fees as required.
    We
Submit, track review, prepare responses and issue revised sheets.
    You receive
    Permit-ready and construction-ready documents.

Getting started

What helps us scope your project quickly.

You don't need all of this to reach out. Send what you have, and we'll ask for the rest.

  • 01Project address, or city and state
  • 02A short description of what you want to do
  • 03Existing drawings, surveys, or prior permits, if you have them
  • 04Photos of the existing space or building
  • 05Your target timeline and any fixed dates
  • 06Who else is involved: owner, contractor, architect, or landlord

FAQ

Process questions.

Can you work from existing drawings?

Yes. Existing plans, prior permit sets, surveys, and even hand sketches are useful starting points. We'll review what you have and tell you whether key conditions should be field-verified before we rely on them.

Who stamps or seals the drawings?

Seals are applied by the licensed architect or engineer responsible for the sealed work, as required by the jurisdiction where the project is located. Your proposal will identify which portions of the work require a licensed professional.

How does pricing work?

Every project is quoted individually. Pricing depends on scope, size, complexity, existing documentation, the disciplines involved, the jurisdiction, engineering requirements, and your timeline.

After reviewing your project information, we send a written proposal with scope, deliverables, and fees before any work begins.

How long does a typical project take?

It depends on scope, the disciplines involved, and how quickly information and decisions come back. Permit review time is set by the jurisdiction and varies widely.

Your proposal includes an estimated schedule for our work, and we keep you updated at each stage, including while the permit is in review.
